380 homes • 2 blocks of 19 & 3 of 10 storeys • 99-year leasehold • 50 m lap pool & tennis court
A Buoyant Launch on the Bukit Timah Ridge
Dunearn House is a 99-year leasehold private condominium on Dunearn Road in District 11, developed by a joint venture of Frasers Property, Sekisui House and CSC Land Group. It is the first private residential launch inside the Turf City transformation area — 380 homes in two 19-storey and three 10-storey blocks on an elevated site, marketed on the strength of its ridge views and its position inside the Bukit Timah education and lifestyle belt.
Elevated Ridge Site
The site sits above Dunearn Road, with blocks arranged predominantly north–south for view and sun control.
Turf City, Reimagined
The former racecourse precinct is being replanned as a new Bukit Timah lifestyle district — Dunearn House is its first private residential chapter.
50 m Lap Pool & Tennis Court
Facilities are anchored by a 50-metre lap pool and a tennis court, both unusual in a project of this size.
The Education Belt
Methodist Girls' School, Raffles Girls' Primary, Nanyang Primary, Henry Park Primary, Hwa Chong and NUS are all in the surrounding belt.
Green Corridor at the Door
A 1.4 km elevated linear park along the Bukit Timah–Rochor Green Corridor is planned along Dunearn Road, linking towards the Botanic Gardens.
Land Cost Tailwind
The adjacent Turf City parcel was awarded at $1,625 psf ppr — about 15% above this site's $1,410 psf ppr, which anchors the case for earlier phases.

Why Dunearn Road, Why Now
Turf City is one of the largest redevelopment stories in central Singapore: the former racecourse land is being replanned into a new residential and lifestyle district, and Dunearn House anchors its southern perimeter. Buying into the first phase of a masterplan area is the classic argument for early entry.
The land numbers back it up. This site was awarded at $1,410 psf ppr in June 2025; the adjacent Turf City parcel followed at $1,625 psf ppr — roughly 15% higher. When land costs climb that quickly inside one precinct, later phases usually launch at higher pricing.

Official Floor Plans
Floor plans are released. The sheets below cover the two-bedroom B1 (527 sq ft), the two-bedroom plus study BS3, the three-bedroom flexi C2, and the four-bedroom premium plus study DPS1. Mirror-image stacks share the same layout with a reversed orientation, so the plan you pick usually comes down to level and outlook.
What to Look For in the Plans
- 2-bedroom layouts at 527 to 678 sq ft — check the usable width of the living and dining zone; small plans live or die on it
- Enclosed vs open kitchen — an enclosed kitchen handles heavy cooking and fumes far better
- Study vs flexi rooms — a study with a window works as a home office; a flexi space is more flexible but not a bedroom
- Bedroom count vs bedroom size — a genuinely usable third bedroom beats a token fourth
- Bay windows and planter boxes — they add to the price but not to usable living area
- Stack orientation — the blocks are arranged north–south; confirm what your view looks over, and check for west sun
- Level and height — the 19-storey blocks carry the view premium; the 10-storey blocks sit lower and closer to the greenery

Loan, Stamp Duty & Payment Planning
A private condominium is bought with a bank loan, not an HDB loan. There is no income ceiling and no minimum occupation period, but lenders apply the Total Debt Servicing Ratio: total monthly debt repayments cannot exceed 55% of gross monthly income.

Stamp Duty Calculator (BSD + ABSD)
Stamp duties are payable within 14 days of exercising the Option to Purchase / S&P.
ABSD (residential): SC 0% / 20% / 30% · PR 5% / 30% / 35% · Foreigner 60%.
Married couples may apply for ABSD remission on a replacement home subject to conditions — speak to us for a case-by-case review.
Progressive Payment Schedule (Normal Scheme)
Under the Normal Progressive Payment Scheme, instalments are released as construction reaches each milestone — so cash flow is spread across the build period instead of paid upfront. Enter a purchase price to see the amounts.
| # | Milestone | % of Price | Typical Timing | Amount Payable |
|---|---|---|---|---|
| 1 | Booking / Option to Purchase | 5% | Day 0 | — |

Who Can Buy at Dunearn House
- No income ceiling and no HDB eligibility rules — this is a private condominium, not an EC
- Singapore Citizens and PRs may buy any unit; foreigners may also buy, with ABSD at 60%
- No minimum occupation period — you can sell or rent out as soon as you have the keys
- CPF Ordinary Account savings can be used for the downpayment and instalments, subject to valuation limits
- Financing is by bank loan (up to 75% LTV on a first housing loan) — HDB loans do not apply
- The 75% LTV cap needs a loan tenure of 30 years or less with the borrower within 65 at loan end; longer tenures drop the cap
- PRs and foreigners should ask us about ABSD now, before committing to a unit choice

Dunearn House — Frequently Asked Questions
Direct answers to what buyers ask most about this launch, based on the details published so far.
How much does Dunearn House cost?
Indicative launch prices start at $1,475,000 for the 527 sq ft two-bedroom, about $2,799 psf. Two-bedroom plus study homes are guided from $1,899,000, three-bedroom homes from $2,899,000, and the 1,378 sq ft four-bedroom premium plus study from $4,283,000. The project sold 212 of 380 units over the launch weekend at an average of about $3,140 psf. Use the price estimator in the Pricing section to test any psf assumption you like.
Where is Dunearn House located?
Dunearn House sits along Dunearn Road in Bukit Timah, District 11, anchoring the southern perimeter of the new Turf City precinct. Sixth Avenue MRT (DT7) and Tan Kah Kee MRT (DT8) are both nearby along Dunearn Road, with Dunearn Village, the Sixth Avenue shops, Cluny Court, Serene Centre and Dempsey Hill all close — see the location table for details.
Who is the developer of Dunearn House?
A joint venture of Frasers Property, Sekisui House and CSC Land Group. The consortium secured the Dunearn Road Government Land Sales site in June 2025 with a top bid of $1,410 per square foot per plot ratio, about $491.5 million. Ong & Ong is the architect.
Is Dunearn House freehold?
No — it is a 99-year leasehold development. Much of the surrounding Bukit Timah neighbourhood is freehold landed or older low-rise housing, and that difference is part of the reason the launch psf sits below those comparables.
Has Dunearn House launched, and is it still available?
Yes. The preview ran from 10 to 22 July 2026 and the project launched on the weekend of 25–26 July 2026, selling 212 of its 380 units (56%) in that first weekend at an average of about $3,140 psf. Some types sold out immediately — the 872 sq ft three-bedroom was reported fully taken up — so availability now depends on which type you want. Register your interest and we will send the current balance-unit chart.
What unit types and sizes are available?
Ten types across 380 homes in five blocks, from 527 sq ft two-bedroom apartments to 1,378 sq ft four-bedroom premium plus study residences. The mix is weighted to the smaller end: 77 two-bedroom premium units at 614 sq ft and 59 two-bedroom plus study units at 657 to 678 sq ft are the two largest groups. See the unit mix table for counts and sizes.
Can foreigners buy, and what financing rules apply?
Yes — this is a private condominium, so there are no restrictions on foreign ownership, no income ceiling and no minimum occupation period. Foreigners pay ABSD of 60% on top of Buyer's Stamp Duty. CPF Ordinary Account savings can be used by Singaporeans and PRs, and lenders apply the TDSR of 55% to total monthly debt. Run your numbers in the mortgage payment calculator.
When will Dunearn House be completed?
The developer has not confirmed the vacant possession date, so we do not publish a guess. For an uncompleted private project of this size, expect construction to run across roughly four years from launch, with instalments released progressively — see the progressive payment schedule for how that works.
