The Whole Market In One Place

Every Singapore Project and EC Launch, In One Scroll

Instead of opening a dozen tabs, scroll one page. Every card shows the district and its market segment, the current launch status, the unit count and how far the project is from the nearest MRT — pulled from HappyHome99's own project trackers.

Executive Condominiums

EC launches carry an income ceiling of $16,000, an MSR cap of 30% and a 5-year MOP — a different set of rules from a private condo. Every EC card sits in the first list, alongside the tools that decide what you qualify for.

Condominiums

New launches, projects already selling, GLS sites and completed developments. All private condominiums: no income ceiling, open to foreigners from day one. That is the second list.

Every District

From D01 in Raffles Place to D28 in Seletar and Yio Chu Kang. Each card is tagged CCR, RCR or OCR so you can see at a glance whether a project sits in the core, the city fringe or the outskirts.

Project Directory

EC Launches & New Launch Condos

The launches we review in depth, in two lists: Executive Condominiums first, then the new-launch condominiums. The full 130-project directory, sorted by region, sits on the New Launch page.

Executive Condominium

EC launches & EC resources3 launches · 4 tools

Executive Condominiums sit between an HDB flat and a private condo: subsidised land, condo facilities, a $16,000 income ceiling and a 5-year MOP. Here are the EC launches on the market plus the tools that decide what you qualify for.

New Launch Condominiums

New launch condos with full reviews3 projects

The private condominium launches HappyHome99 covers in depth — every card links to a full review with pricing, floor plans and finance calculators. Private condos have no income ceiling and are open to foreigners from day one.

Buyer Questions

Singapore Project & EC Questions

Straight answers to what buyers ask before booking a unit.

What is the difference between an Executive Condominium (EC) and a private condominium?

Both are leasehold developments with full condominium facilities, but they are sold under different rules. A new EC is built by a private developer on a subsidised Government Land Sales site: buyers must meet a $16,000 monthly household income ceiling, the loan is capped by the Mortgage Servicing Ratio (30% of gross monthly income) and there is a 5-year Minimum Occupation Period. New ECs are open only to Singapore Citizens and Singapore PRs, open to PR households after 5 years and fully privatised — and open to foreigners — after 10 years. A private condominium has no income ceiling, is open to foreigners from day one and is assessed under TDSR instead. See the EC guide for a side-by-side table.

How many EC launches are there in Singapore right now?

This page tracks Solano Grand EC (Senja Close, Bukit Panjang, D23), Wynwood Grand EC (Woodlands, D25) and Skies Miltonia EC (Miltonia Close, Yishun, D27), with further ECs such as North Gaia and Coastal Cabana covered on the regional trackers. EC launches are spaced out because the sites are released through the Government Land Sales programme, so a new EC appears only a few times a year.

Who can buy a new EC in Singapore?

You must form a family nucleus (Public, Fiancé/Fiancée, Orphans or Joint Singles scheme) with at least one Singapore Citizen in the application. At least one other applicant must be a Singapore Citizen or Singapore PR, and all singles must be Singapore Citizens. You must be at least 21 (35 for the Joint Singles Scheme), your household income must not exceed $16,000 a month, and you must not own other property locally or overseas, or have disposed of any in the last 30 months. Full conditions are on the EC eligibility page.

What do CCR, RCR and OCR mean?

These are the Urban Redevelopment Authority's three market segments. CCR (Core Central Region) covers Districts 1, 4, 9, 10 and 11 — the traditional prime districts plus Marina Bay, Sentosa and Holland. RCR (Rest of Central Region) covers the city fringe, Districts 2, 3, 5 to 8 and 12 to 17 plus 20 and 21. OCR (Outside Central Region) is everywhere else — Districts 18, 19 and 22 to 28. The badge on each card on this page shows the district and its segment.

Do the prices on this page include stamp duty and legal fees?

No. Prices shown are the developer's indicative selling price or the current asking level for the project only. Buyer's Stamp Duty, Additional Buyer's Stamp Duty, legal fees and the progressive payment schedule all sit on top. Use the stamp duty calculator and the mortgage payment calculator to see your all-in cash outlay.

How often is this project list updated?

The list is reviewed continuously as Government Land Sales results, preview dates, price lists and TOP dates are announced, and was last updated on 30 Sep 2026. Projects move between the "New Launch", "Selling Now" and "Completed" statuses as the market moves, so the badge on each card always reflects the latest position we hold.

Can foreigners buy these projects?

Foreigners can buy private condominium units without restriction, subject to Additional Buyer's Stamp Duty (60% for most foreign purchasers of residential property). Foreigners cannot buy a new Executive Condominium from the developer; an EC only becomes open to foreign buyers 10 years after TOP, once it is fully privatised. Landed property in Singapore requires Government approval for foreigners.

Where can I see floor plans, site plans and unit sizes?

The projects with a full review page — Solano Grand EC, Wynwood Grand EC, Skies Miltonia EC, Lucerne Grand, Amberwood at Holland and Dunearn House — have dedicated pages with site plans, floor plans, unit distribution and pricing tools. For every other project, use the map page for that region, then register your interest and the e-brochure, price list and floor plans will be sent to you as soon as they are released.
